Meeting called to order at 6:44 p.m.

 

 

Open Minutes.

 

Ellena moved to accept the September 18, 2017, minutes with correction.Green seconded.

Approved 4-0.

 

 

Management Report Ė Agenda Items

 

Air Duct Cleaning

The Board was informed that the maintenance staff contacted Modernistic and Lenís Cleaning & Restoration for pricing for air duct cleaning.The Board decided that Highlands would not pay for the air duct cleaning for all the Members based on the $80,000 cost.

Consensus 4-0.

 

Road and Garden parking area at alternative lot

The Board was presented with a proposal developed by Asphalt Solution for the reconstruction of the roadway and paving of the garden parking area.The Board accepted the proposal.Additional bids will be obtained for the work in areas #1, 2, 3 & 5 to be done the spring of 2018.Area #4 (closer to the road) will be done now.

Consensus 4-0.

 

Alternative parking lot surface

Heist moved that we proceed with getting two more bids to surface the alternative parking lot.A bid of $43,015 (147 x 28 and 131 x 24) was obtained from Thelen Concrete, if done all at one time.After obtaining two more bids, proceed with the work, not going over $43,015, give the job to the lowest bidder.Ellena seconded.

Approved 4-0.

 

 

 

Snow Removal Policy

Green moved to accept the revisions to the Snow Removal policy due to the new Instant Alert Program starting soon with corrections.Ellena seconded.

Approved 4-0.

 

Instant Alert Program

A mailing was sent to all Members notifying them about the new program.As of Friday, October 13, 2017, 37 Members have responded.

 

AT&T Fiber

Nanette informed the Board that no information is available concerning Highlands being eligible for free installation of the fiber optic cable by AT&T.This may or may not be coming to our area soon.The rep is trying to speed it up because of our property size.

 

Parking Lot #18 Reconstruction

Nanette informed the Board that the reconstruction was completed on Monday, October 9, 2017.Michigan Paving and Asphalt will need to return in the spring to do repairs to the front right corner of the parking lot.

 

 

New Business

Furnace filter replacement and tune-ups from Parker Arnst started 10-16-17.

 

 

Old Business

Moles asked about the outside door locks.This is still being investigated and will be discussed at the November meeting.

 

 

Member Concerns

Chris Ramont commented on someone feeding the cats by the dumpsters.Management is trying to figure out who is doing this.
