Meeting called to order at 6:43 p.m.

Ellena moved to accept the June 19, 2017, minutes with correction.  Moles seconded.

Approved 3-0.



Management Report – Agenda Items


Parking Lot #18 reconstruction bids

The Board reviewed bids from Michigan Paving, Tomco Asphalt and Hayhoe Asphalt.  We would like Nanette to ask each company if they can do this as one project rather than several weeks or months apart for the two steps.  Moles moved to award the contract in this order Michigan Paving, Tomco Asphalt then Hayhoe Asphalt, if no company will do this as one project.  Heist seconded.

Approved 3-0.


Budget for 2017/2018

Management said that the budget for 2017/2018 was presented to the Board at today’s meeting.  The Board will review the proposed budget and a recommendation will be made at the September Board meeting.

No Action Taken.


Parking Policy

With the revision of the Tenant Selection Criteria plan, the Parking Policy needs to also be revised.  It was decided to adopt the International Property Maintenance Code minimum occupancy standards for determining the maximum limit for occupancy in the townhouse.  Based on the code, the following maximums were set:

            One bedroom – 3

            Two bedrooms – 5

            Three bedrooms – 7


The current parking policy allows one vehicle per licensed driver.  This could cause shortages in parking spaces.  A suggestion was made to allow two vehicles per townhouse and to grandfather existing members.

Old Business

Moles asked why we are paving the Alternate Parking lot.  Did someone complain?  Yes there were complaints about the weeds.



Member Concerns


Linda Masters commented about a neighbor with tall weeds.  She was told earlier in the year that Nanette was going to drive around the property looking at the yards.  Nanette will take another look.


Georgia Vroman commented that the fence behind her townhouse is still not painted.  She had reported this at a previous meeting.  Also, what is Highlands spreading for on the lawns?  Nanette will check into the fence.  Only the front lawns are sprayed due to cost.


Melinda Bennett asked if we are doing anything to get rid of the skunks.  Nanette said no but she will check into and see if anything could be done.


Marilyn McClure voiced a complaint about people not putting garbage bags in the appropriate place in the bins.  Some are being placed on the ground.  Yes, this is an ongoing issue.  Bags are checked to see if any name/address trash inside then the Member is contacted.
